For the last 20 years we have been assisting clients with platting /replating applications that maximize the use and value of real property. We have prepared over 70 record Plats for new subdivisions, in accordance with Municipal and County Land Subdivision Codes, and in conformance with the provisions of Chapter 177, Part I, Florida Statutes.

Our expertise in various surveying disciplines enables us to accompany our clients, legal counsels, engineers and architects while navigating the complex zoning change, site plan, and plat approval processes. We prepare Radius Maps, Unity of Title, Legal descriptions for road dedications, utility easements, cross access agreements, etc.

Site planning and land subdivision require expertise and competency in zoning regulations, platting requirements, restrictions, traffic regulations, right of way dedications, buildable sites configurations, restrictions, and development provisions. Third Order geodetic control is established for new subdivisions, including Permanent Reference Monuments positioned relative to Florida State Plane Coordinate System. We set Permanent Reference Points and set durable survey markers at every corner of each new parcel.
