Easements and non-possessory rights are a complex real estate matter that requires knowledge and expertise when dealing with it. We assist our clients in the preparation of “Certified Legal Descriptions” and “Sketch to Accompany Legal Descriptions” for the parcels and strips of land subject to easements and/or right of ways. Our field surveyors have a trained eye to identify and locate apparent uses and evidence of prescriptive easements that require to be disclosed on a Survey and Surveyor’s Report.

We determine the best fit style for the legal descriptions (metes and bounds, sectional breakdowns, lots and blocks, etc.), following the path of the prior surveys and the calls on prior deeds and maps to facilitate the location of the easement parcels within the Parent Tract.
